In March 2016, New Home Consultant Shelley Call of Cumming joined Lennar Atlanta, the local division of the nation’s second largest residential builder, and in just one year, she has established herself as one of the company’s brightest stars, selling five homes in Danbury Farms in Forsyth County in just the last 30 days.

Lennar Atlanta Partners With Habitat For Humanity of Pickens County

Builder Donates As-New Cabinetry from Six Model Homes for Future Habitat Builds

In March, the Pickens County affiliate of Habitat for Humanity sent a number of large trucks to half a dozen different Lennar Atlanta communities to collect six complete sets of never-used kitchen and bathroom cabinets.

Lennar Atlanta, a division of Lennar (NYSE:LEN), the second-largest residential builder in the U.S., regularly installs upgrades and new finishes in its model homes to show homebuyers the latest quality products that are available.

“This time, before carting last year’s product offerings away, we decided to contact Habitat for Humanity to see if they would be interested in our cabinetry,” says Scott Gold, Construction Manager with Lennar Atlanta at Danbury Farms, one of the more than 40 different communities that Lennar Atlanta has built in the metro area since 2010.

Even though an in-kind donation of this size is often a logistical challenge for Habitat for Humanity, Grady Hopper, Vice President and Construction Manager with Habitat for Humanity in Pickens County knew immediately that this was an outstanding opportunity.

“This is top quality cabinetry, and in perfect condition,” notes Hopper. “Using Lennar Atlanta’s donation in six new Habitat homes will lower the homes’ individual construction costs by thousands of dollars – which in turn reduces the cost of the mortgages. This type of donation directly benefits the homeowner. In addition, it helps save the environment.”

Families Flock to Forsyth – Lennar Atlanta’s Final Homes in Blackstone Selling Now

Too Warm to Winterize?

Even though Atlanta just recorded the warmest Christmas temperatures ever at 75 °F on December 25, 2015 (see here), Christine DeVotie, Lennar Atlanta’s Customer Service Manager, reminds Lennar Atlanta homeowners that winter has just gotten started, and that now may actually be a very good time to winterize those outside hose bibbs, the two standard exterior faucets on their beautiful Lennar Atlanta home.

“Freezing temperatures can mean freezing pipes – and since it only takes five to ten minutes to ensure that your pipes don’t freeze, why not take care of it now!” says Christine.

Lennar Atlanta homeowners, here’s how to winterize your hose bibbs:

  1. Locate the individual shut-off valves inside your home for the hose bibb you are working with. It is generally found at the water heater, under the kitchen sink or under a bathroom sink, or in the basement and has a colored handle or an attached blue tag labeled “hose bibb” shut off. Turn the shut-off valve clockwise until it will not turn any further.
  2. Go outside to the hose bibb and open it by turning the handle counter-clockwise to allow the water to drain out.
  3. If a vacuum breaker is attached to the hose end of the hose bibb, locate the stainless steel pin in the center of the valve where the hose attaches. Push the pin to the side and hold until it stops draining.
  4. The pipe should now be winterized. Do no close the hose bibb.
  5. Don’t forget to do these steps for BOTH hose bibbs.
  6. Do not turn the valve back on until spring.

Tip: It’s a good idea to make sure you have turned off your Automatic Sprinkler System during the winter as well!

Experts Agree: Winter May Be the Best Time to Shop for a New Home

Though shopping for a new home during the winter months is not the kind of holiday shopping most people have in mind, two real estate experts make a number of strong points why winter may just be the best time of the year to shop for a new home.

John Adams, who regularly provides Inside Advice for The Atlanta Journal-Constitution, outlines a number of reasons in his November column Winter is best time to go house-hunting on Page D2 of Sunday, November 29, 2015 issue of The Atlanta Journal-Constitution. To recap why December (and January) might indeed be ‘the most wonderful time of the year’ to go house shopping, consider some of these experts’ reasons:

Motivated sellers: Most people who put their home on the market in December and January have a specific reason to sell. In addition, there are fewer buyers in the market place, and because, as Adams notes: ‘…the available pool of prospective buyers is smaller, each offer is considered serious.

Homes are priced to sell, and buyers may be in a stronger position to negotiate.

Year-end tax benefits – when buyers are able to close by Dec 31, they can deduct costs such as property taxes, mortgage interest, origination points on their loan, and interest costs. Notes Woodman: “These deductions can be huge money savers, especially in the early years of your loan when you’re paying off interest.”

Vendors have more time – real estate agents, home inspectors, lenders, attorneys, moving companies, contractors and repairmen are less busy during the winter months. Buyers may get preferred timeslots or a better deal than they would in spring.

Nasty weather – a good thing for homebuyers: “You’ll get to see the heating, plumbing, insulation, roof and gutters in action,” according to Adams. “(…) winter is a good time to find out if everything works.”
